Fees To Landlords



£354.00 Inc. VAT. On receipt of formal instructions to let your property we will take care of:

Marketing - Circulating details of your property to potential tenants through the internet and local paper advertising.


Vetting Candidates - Interviewing and obtaining credit references and guarantors if necessary.


One month’s rent plus VAT. This service includes all the above and more:

ViewingsAccompany prospective tenants and advising immediately of tenancy application.


Tenancy Agreement Preparing the documentation required by the current legislation.


InventoryFull report inspection including photographs


Plus collecting the first month’s rent and deposit which is then registered with the DPS

This is the hassle-free option if you wish to take complete control of renting your home from beginning to end.


In addition to the Introduction Only and Let Only Services we will:

Arrange the inventories and schedules of conditions you need prior to letting


Inspect and report upon your property quarterly, co-ordinating minor repairs up to an agreed limit and settling invoices from rents received.


Advise you when the tenancy is coming to an end and seek your instructions for re-letting or selling the property.


Arrange a full property inspection and inventory at the end of the tenancy. Agree any dilapidations (over and above fair wear and tear) with tenants before releasing their deposit.


Arrange any necessary cleaning and minor repairs, deducting costs from the tenants deposit where applicable and agreed.


Monitor rent repayments and alert you if tenants fall behind or breach the Tenancy Agreement.


£354.00 Inc. VAT set up fee & 10% of the monthly rent [plus VAT]


In addition to the Full Management Service we will provide:


Rent protection and legal cover: It not only covers you for loss of rent but will also provide legal cover to assist in the eviction of the tenant.


Inventory (optional) Unfurnished – £100 plus VAT Part Furnished – £125 plus VAT Furnished – £150 plus VAT


Renewal of tenancy agreement – £40 including VAT We will write to landlord and tenant to agree on the term of the new agreement and then organise for a new tenancy agreement to be signed.


Deposit Registration – £28.80 Inc. VAT Register landlord and tenant(s) with the deposit certificate and prescribed information within 30 days of start of tenancy.


Section 21 Notice Where the tenancy is an AST, a notice of not less than 2 months must be served upon the Tenant to terminate the Tenancy. Without service of this notice, possession of the Property cannot be obtained. If the property is on a Let Only or Standard Managed agreement the section 21 Notice will be charged at £75.00 plus VAT.


Additional property visits The Agent shall visit the Property 4 times a year. Further visits shall be made upon written request of the Landlord, at charge of £29.37 Inc. VAT per visit.
